SUMMARY
Maintenance personnel are responsible for the interior and exterior care of our facilities. The primary role of the Maintenance -Skilled Trades HVAC position is to repair and perform maintenance service to all HVAC and mechanical equipment. The HVAC worker will also be responsible for the operation of the digital control system.
ESSENTIAL FUNCTIONS
Maintain all safety and code requirements of the state, City of Howell, Livingston County and/or Board of Education guidelines.
Repair and maintain all types of air conditioning and refrigeration units.
Repair and maintain all gas fired and hot water handling units.
Repair and maintain air handlers, unit ventilators, chiller, frequency drivers and radiators along with other mechanical heating and ventilating equipment.
Repair domestic, chilled and hot water heating pipes, pumps and associated components.
Perform preventative maintenance and boiler water treatment programs for all heating and air conditioning equipment.
Install and test all new HVAC equipment.
Accurately order and account for material and labor relative to position.
Repair and maintain all DDC and pneumatic control systems.
Manage technology as it pertains to essential communication, including but not limited to, the district cell phone and email account.
Flexible work hours based on emergencies, construction and to maximizing the opportunity operate the school day with the highest level of health and safety.
Ability to snow plow or willingness to learn.
Perform other skilled maintenance duties as assigned by the Director of Maintenance & Custodial Services.
Communicate with staff members in a professional manner which is consistent with District and school expectations
Plan, implement, record data and create reports consistent with Department, District, State and Federal mandates
Maintain a safe work environment at all times
Manage of time, equipment, and materials efficiently and maintains a work environment that is well-organized and student centered
Have sufficient strength, ability and dexterity to perform required skills
Ability to work outdoors in a variety of temperatures and inclement conditions
Regular, predictable in-person attendance.
Other duties as assigned.

EDUCATION AND EXPERIENCE
Required Education/Certification
High school diploma or equivalent.
Valid driver’s license.
Valid refrigeration license.
Valid State of Michigan Mechanical Contractor’s License.
Preferred Experience
Hold a certificate in HVAC maintenance.
Experience working with different types of HVAC machinery.
Demonstrated ability to establish and maintain effective working relationships with staff, peers, and school community
Demonstrated problem solving skills and ability to multi-task with a successful rate of job completion
LANGUAGE SKILLS
Ability to communicate effectively both verbally and in writing.
Ability to read documents such as safety rules, instructions and procedure manuals.
Ability to write simple correspondence such as work orders, schedules and memos.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals.
Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
REASONING ABILITY
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
Ability to deal with problems involving a few concrete variables in standardized situations.
QUALIFICATIONS/SKILLS
High school diploma.
Valid driver’s license
Valid refrigeration license
Thorough knowledge of maintenance methods, procedures, practices, tools, and equipment of maintenance
Ability to plan and carry out preventive maintenance measures deemed necessary
Digital temperature control experience
Ability to read and interpret documents such as safety rules, electrical schematics, operating and maintenance instructions and procedure manual
Ability to establish and maintain effective working relationships with students, staff, peers and community.

PHYSICAL DEMANDS

The employee continuously uses hand strength to grasp tools and climb on ladders. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job. The employee must frequently lift and/or move up to 50 pounds. Occasionally the employee will lift and/or move up to 75 pounds, such as building debris or fallen limbs. The employee will sometimes push and/or pull items such as lawn mowers and commercial blowers. Specific vision abilities required include close vision, distance vision and ability to adjust focus.

The noise level in the work environment is usually moderate to loud.
